New Construction-Pre-Drywall Inspections in the Annapolis / Washington DC Area

New Construction- Pre-Drywall Inspections
in the Annapolis / Washington DC Area

Buying or building new construction is miles apart from walking into a resale home. At Dynamic Home Inspections, Inc., we inspect newly constructed homes in Annapolis, MD. Metropolitan Area. We’ve seen how troubling it is for new homeowners who did not have a thorough New Construction, Pre-Drywall inspection performed.

A home is like a jigsaw puzzle of thousands of components put together by different teams. It is a complex endeavor involving many people split into sub-contractor groups, each working on certain areas of the new home. Great builders do exist, but it is also nearly impossible to complete the build of a new home without missing something.

Most people assume that municipal inspectors spend a great deal of time inspecting newly constructed buildings. The truth is most spend 15 to 20-minutes performing a walk-through inspection. This is all the time they spend, and this is never enough. This is a clear contrast from the 3-4 hours we spend inspecting your home. Apart from that, problems could also exist that do not necessarily violate codes but can have serious consequences for the new homeowner. Our professional home inspectors in and around the Annapolis area (50 Mile Radius), anywhere in central MD/DC, we can inspect new construction in phases; foundation, framing, electrical, plumbing, and HVAC – before the walls are put up and a final inspection is performed; this inspection is highly recommended before you close. Inspections performed during the building process or before completion are very important. Once the drywall is installed, these issues are hidden from view until they cause an issue. We have seen very serious issues for buyers who didn’t know to get these inspections performed.  portions of a roofing system collapse within one year of being constructed due to a single Truss member being damaged. Many buyers believe new homes are perfect, but this is not the case. Our inspectors Always find a few issues needing correction on new builds. These are referred to as Pre-Drywall Inspections.

The three phases of new construction inspections are as follows:

Phase 1: Examination of the first phase of new construction is the foundation. We do this inspection when the home’s foundation makeup has been completed, and the builder has poured the concrete. We ensure the foundation is level using a laser level, evaluate any drainage systems for water control, and ensure the foundation (Basements and Crawl Spaces) has been sprayed or coated with Modified Bitumen. This is a synthetic rubber used to help keep water from penetrating through the foundation walls.

Phase 2: Examining the framing, plumbing, electrical, heating, and cooling systems. Major systems within the walls are included to ensure no potential problems could arise after drywall installation.

Phase 3: Final home inspection once construction is completed.

This inspection is important because the home is now “alive, “so to speak. The water and electricity are now flowing through the pipes and wiring. This allows us to check the operation of all of the components to ensure they are functioning as intended.

Buying a home that did not undergo a professional inspection puts you at risk of several issues that are either costly to repair, a safety concern, or, worst, can no longer be seen, hence you will learn of these issues when they arise later.

Common problems found in newly constructed homes include:

  • The plumbing fixture has not been tested for leaks
  • An electrical panel or receptacle that does not work or is installed improperly
  • Electrical Grounding or Bonding issues with Electrical System or Gas Lines
  • Roof issues such as missing, damaged, or torn shingles
  • Improperly installed HVAC equipment or Built-in appliances
  • Improperly installed insulation in the home
  • Improper installation of sidings
  • Inadequate insulation in attics, walls, and basement walls in areas with colder temperatures
  • Missing crawl space ventilation
  • A poorly installed flooring system
  • And other safety, function, and structural issues that require further evaluation from professionals

When one component is poorly or left out, it can affect other home features. This, in turn, can get you stuck paying for overwhelming repairs and costly replacements. A new construction inspection is a small investment that will pay big dividends for your Peace Of Mind. It allows problems to be identified and corrected before they become expensive items.

A new construction home inspection will offer invaluable insights into what you and your family are buying. You’ve heard repeatedly that buying a home may be the biggest investment of your life, so knowing the issues upfront and getting them taken care of will allow you to enjoy your new home for many years.

Our home inspectors based in Annapolis, MD, will give you a good idea of how you can maintain your new home, saving you thousands of dollars and a lot of headaches in the future.
