(Q) How Long Will The Inspection Take?
(A) Most inspections take an average of 3-4 hours, depending on the home size or things being inspected. With our latest inspection software, you’ll have the report within an hour after the inspection in most cases. The inspection time can vary based on the condition and age of the property. Attics and crawl spaces must be accessible, or we won’t be able to access these areas.

(Q) When My Bank Is Having The House Appraised, Should I Still Have The Home Inspected?
(A) Absolutely! The bank’s appraisal is an independent evaluation of the property’s current market value. The appraiser works for the bank while we work for you, helping you save time and money with a realistic, unbiased inspection of your property’s current condition.

(Q) Does A Brand New House Need An Inspection?
(A) Absolutely! Most builders try to provide a high-quality house, but they must balance that with staying competitive. For builders, it often comes down to ‘survival of the cheapest’ and how fast they can finish. Much work is done by sub-contractors. A construction boom in recent years has caused a shortage of skilled labor. Coordinating schedules between different trades is a juggling act. New products are constantly being introduced into the market, adding even more confusion.

(Q) How Much Does A Home Inspection Cost?
(A) The inspection price is determined by the size and age of the house and any other buildings. The price of any other additional testing that you want to be performed at the time of the inspection will be added to the price. Call us for a quote. (A) All home inspectors are not equal. You only have one chance to get a good home inspection. You don’t want cheap — you want the best home inspection possible! Saving a few bucks by using a bargain-priced home inspector could cost you thousands of dollars in repair costs in the long run.

(Q) What’s Included In The Inspection?
(A) The home inspection is, by definition, a visual overview of the entire home and its integral systems. This includes all of the following:

  • Structural and Mechanical Components
  • Exterior
  • Roof
  • Plumbing
  • Electrical
  • Heating and Cooling
  • Insulation and Ventilation
  • Interiors
  • Built-in Kitchen Appliances

(Q) May I Attend The Inspection?
(A) We invite you to be present during the inspection, though it’s unnecessary. Your presence allows you to see what the inspector is finding and the chance to ask any questions. If 4 hours is too much time to miss from work or other responsibilities, the important portion is near the end after the inspection. During the inspection, it’s important to allow your inspector to focus on the home, or they may miss important things. The inspector will take as much time as needed to educate you on the home, providing a breakdown of defects found and going over how to maintain your new home.  We know attending is not always possible for many people due to time constraints, so rest assured that we will provide you with a detailed report, whether you’re present or not. If you cannot attend, our home inspectors will make a 30-minute video of the home and walk around explaining all findings as if you were next to them. At Dynamic Home Inspections, it is our goal for you to understand the home and how to take care of it. We are educators, so we go well beyond simply pointing out defects.

(Q) When Should I Call To Schedule The Inspection?
(A) As soon as possible after you have a signed purchase contract. We’re often scheduled a week or more in advance, so make sure that your purchase contract has plenty of time for you to get repair estimates for major problems that may show up during the inspection.

For newly constructed homes, schedule the inspection for at least a week, if possible, before your walk-through with the builder. The inspector needs to provide copies of their license and proof of insurance. This gives the inspector time to prepare all documentation that most builders require. It’s important to have our written report with you during the walk-through. You should schedule warranty inspections at least a month before your warranty expires to give the builder time to repair the Home inspector’s findings.

(Q) How Do I Prepare For The Inspection?
(A) Preparing for the inspection is easy. In the end, you’ll need to be ready to absorb as much information as possible. You may want to bring a notepad and pen to take notes. All deficiencies are listed on our reports, but some maintenance items (i.e., when to change a furnace filter) may not be on the inspection report.

(Q) When Will The Report Be Ready?
(A)  All inspection reports are emailed on the same day of the inspection. All of our inspection reports are computerized with digital photos. We want you to have a full understanding of the home when you review the inspection report.

(Q) What Forms Of Payment Are Accepted?
(A) We accept Cash, checks, credit cards, MC, Visa, Discover, and electronic payments such as Zelle or Cash App.

(Q) What If The Inspection Reveals Problems?
(A) We may find things that weren’t expected. That’s what you want. No house is perfect, not even new construction. The report is not a seller’s “Must-Fix” list; it’s an impartial report of the home’s condition. Every situation is different — it’s up to you and your real estate agent to decide how to proceed with repairs after the inspection.

(Q) Are There Limitations To The Inspection?
(A) We can’t see through walls or predict the future! If we could do either of those, we’d be in another line of work earning a lot more money. Remember that a home inspection lasts only a few hours, and it’s not technically exhaustive. A home inspection is not an appraisal or a check for compliance with building codes, and it’s not an evaluation for any biological or environmental hazards. Environmental testing for such things as mold can be performed by us, but they are completely different from home inspections.

(Q) Do You Offer A Guarantee?
(A) Nothing can look and operate fine today and still break tomorrow. We do, however, offer limited warranties, which we pay for your convenience. The home-buying process is stressful enough without worrying about a large expense, such as your HVAC system failing right after you move in. We do our best to give you the most thorough inspection possible. If you want to extend the free limited home warranty we provide, it’s as easy as making a phone call. Along with your inspection report, you will receive multiple PDFs breaking down the different warranties and what is covered. Review the warranty carefully to determine what the warranty covers.
