Welcome to Dynamic Home Inspections, Inc.

At Dynamic Home inspections, Inc.  We Have A Very Straightforward And  Important Mission: To Provide Our Clients With Quality Home inspections And Services At Affordable Prices. We Are A Locally-Owned And Operated Home Inspection Company That Provides An On-Site Inspection Report Delivered After The Inspection!

What Our Customers Have To Say

The More Thorough We Are, The More Defects We Find, and The More Money You Save!

We will spend 4+/- hours thoroughly evaluating all aspects of the property you are purchasing, from the roof to the foundation and all areas in between, and about an hour educating you on our findings and how to maintain the home.

We want you to attend the home inspection.  If you’re new to the home-buying process, it’s important to allow the inspector to focus on inspecting and reporting during the inspection process. This way, it is less likely defects will be missed. You must be there near the end as we finish as we’ll not only inspect the home you’re buying and explain our findings, but we’ll share with you what needs to be maintained and why. You’ll get a real education about your new home.

We’re thorough. We take our time. We’re not trying to rush through your inspection to get to the next one. That often means we find defects the other guys don’t. And that can mean the seller, not you, may pay for the repairs needed. And because we’re more thorough, our fees tend to be slightly higher. So, you can pay a higher fee and get a more thorough inspection, or you can save some money by hiring a cheap inspector and maybe spend thousands more to fix the things the cheap inspector missed.

Don’t Worry; We’ll Explain Everything In Terms You Can Understand. We Are A ‘Jargon Free’ Company!

Mold Inspection in Annapolis / Baltimore

When mold spores are released in the air you breathe it can cause several health issues.

We recommend that you perform mold testing anytime you purchase a home, especially if the house has been vacant, has had a water event, or if someone is particularly sensitive or known to be allergic to mold. We can visually observe areas of a home and try to identify potential moisture leaks or moisture damage that may have resulted in mold growth, but at times this can be hidden or not visible.

Our Services

We recognize this home is an important step in your life, and we want to demonstrate our desire and commitment to meet and exceed your expectations.  We will perform a detailed inspection and report our findings, including photos. Buyer Home Inspection

When buying a home, obtaining a home inspection is a wise investment. The home inspection is a visual inspection of the accessible major systems and components of the home for the conditions that exist at the time of the inspection. We are looking for the safety, function, and structure of the home and our professional home inspection helps to eliminate upfront costs, as well as future expenses. During a buyer’s inspection, we even give you information on maintaining your future home, so you can enjoy your new home for years to come.

11th Month Builders Warranty

Most new-build homes come with a 1-Year Builder’s Warranty for those living in a newly constructed home.  While many items are now concealed or covered, it’s not too late for defects to be found by the trained eye of our inspectors. This inspection is usually done in the 10th month of the 1-Year Warranty. That way, you have time to get the report to your builder and get repairs done and issues fixed before the 1-Year Builder’s Warranty is up.

Pre-Sale Inspection

A Pre-Sale Home Inspection will provide you with information about your home. Regardless of how long you’ve lived in your home or how old it is, there could be unknown issues that could hinder a sale. Many home sellers in Annapolis, MD, have secured a Pre-Sale Home Inspection before putting their home on the market.

New Construction Inspections

A new construction home inspection will give you insights into the new home you are buying. You’ve heard repeatedly that buying a home may be the biggest investment of your life, so knowing any issues upfront, even on new construction, and getting them taken care of by the builder, will allow you to enjoy your new home for many years. We’ve seen how troubling it is for new homeowners who did not have a thorough New Construction, Pre-Drywall inspection performed.

Termite Inspection

A termite inspection is also known as a wood-destroying organism inspection and involves inspecting rotten wood and looking for insects that damage wood. This inspection looks for mud tubes, damaged wood, and actual termite activity. Damage can be caused by any type of insect, primarily termites, that feed on and nest in the wood that supports your home’s frame, porch, patio, flooring, ceiling, and other places. Of course, not all wood-destroying insects are termites, and the good news is that this type of termite damage can be prevented.
