Structural Inspections

The three phases of new construction inspections are as follows:

Phase 1: Examination of the first phase of new construction is the foundation. We do this inspection when the home’s foundation makeup has been completed, and the builder has poured the concrete. We ensure the foundation is level using a laser level, evaluate any drainage systems for water control, and ensure the foundation (Basements and Crawl Spaces) has been sprayed or coated with Modified Bitumen. This is a synthetic rubber used to help keep water from penetrating through the foundation walls.

Phase 2Pre-drywall inspection evaluates the framing, plumbing, electrical, heating, and cooling systems. Major systems within the walls are included to ensure no potential problems could arise after drywall installation. 

Phase 3: 11th Month Builders Warranty Inspection is the final home inspection once construction is completed. 

This inspection is important because the home is now “alive, “so to speak. The water and electricity are now flowing through the pipes and wiring. This allows us to check the operation of all the components to ensure they are functioning as intended.
