What is Mold?

A mold test can help identify if elevated mold spores are present in the air, indicating potential elevated moisture concerns. Typically, mold growth can only occur where water or moisture is present. Mold spores naturally exist everywhere in the air but do not reach lofty levels harmful to humans unless high moisture levels are current. Controlling water/moisture and excess humidity is the key to preventing mold growth. Construction materials provide the food source for mold, but water is the trigger of mold growth. Any hidden moisture or water leaks, if detected, that are not readily visible to a home inspector will be followed with mold testing. In-depth visual inspection of the accessible areas (up to 2000 sf). The inspector- (Assessor) will investigate the accessible areas for visible mold growth, active moisture, elevated humidity levels, and any previous water damage indicators. This is performed using the latest technology for the presence of moisture. This includes using infrared thermography cameras; a hydrometer, which measures R/H (Relative Humidity), Temperature, and Dew Point. Calibrated Moisture Meters are also essential for accurately diagnosing potential moisture intrusion. The Mold Assessment Includes a written inspection report detailing a summary of all findings and outlining remediation recommendations and requirements if applicable. For the Full Mold Assessment, we conduct a very thorough non-intrusive inspection. This means we will not damage any property, including removing drywall, carpet, etc. Our Mold Assessors will use a hygrometer and infrared camera, moisture meters, and other tools to assess non-visible areas. It is the customer’s responsibility to ensure all areas to be inspected are accessible. Our inspectors will not remove storage items, furniture, appliances, etc. to access an area. In addition, they will not enter enclosed, “unsafe” areas of the home. This may include crawlspaces, attics, etc. This will depend upon the discretion of the Mold Assessor.

A travel fee will be applied to all packages when serviced 30-50 Miles outside of core areas originating in the Annapolis area. Any job further than 50 miles will need prior approval from management.

Crawlspace Mold Inspection – A written inspection report will accompany the lab report.

In-depth visual Assessment of the targeted area (up to 1000 sf). The inspector will investigate the targeted area for visible mold growth, active moisture, elevated humidity levels, and any previous water damage indicators. Includes a written inspection report detailing a summary of all findings with the Laboratory Report and outlining remediation recommendations/requirements if applicable.
